Walk into any flooring shop in Kolkata and you'll likely leave more confused than when you arrived. The salesperson shows you ten different options, quotes prices in square feet without explaining installation, and hands you a brochure that reads more like a chemistry textbook. You go home with three samples, none of which match your floor colour, and no clearer idea of what to buy.

SPC vinyl flooring

SPC stands for Stone Plastic Composite. It has a rigid core made from limestone powder and PVC, which makes it genuinely waterproof — not just water-resistant. You can mop it, leave it damp overnight, and it won't warp or swell.

For Kolkata specifically, this matters more than you might think. Monsoon season brings not just rain but humidity levels that regularly cross 85%. Bathrooms flood. Ground-floor flats in older buildings deal with rising damp. SPC handles all of it without complaint.

Pros: 100% waterproof, dimensionally stable, comfortable underfoot, scratch-resistant, easy to install over existing floors.

Cons: Heavier than laminate, harder to cut, not a natural material so it lacks the feel of real wood.

Laminate flooring

Laminate is a photographic print of wood or stone fused onto a high-density fibreboard (HDF) core. The top layer is a hard melamine surface that resists scratches well. Good-quality laminate at 8mm or 12mm thickness looks convincing and costs far less than real wood.

The honest limitation: laminate does not like sustained moisture. In Kolkata's climate, it works well in air-conditioned bedrooms and drawing rooms. In bathrooms, kitchens, or rooms prone to flooding, avoid it. The HDF core absorbs water and swells, and once it does, the boards warp permanently.

Pros: Affordable, wide range of wood and stone visuals, DIY-friendly installation, hard surface.

Cons: Not waterproof, can delaminate in damp conditions, cannot be sanded and refinished.

Price range: ₹35–₹80 per sq ft.


Engineered hardwood

This is real wood — a solid timber veneer (2–6mm thick) bonded to multiple layers of cross-ply plywood. Because of the plywood core, it expands and contracts less than solid hardwood, making it more stable in humid climates.

It is not waterproof, but it handles humidity significantly better than solid wood or laminate. In a climate-controlled apartment in Kolkata, engineered hardwood is the closest you'll get to real wood floors without the risk that comes with solid hardwood in this city.

You can sand and refinish the surface once or twice over its lifetime, which is something laminate cannot offer.

Pros: Real wood look and feel, warmer underfoot than vinyl, can be refinished, more stable than solid hardwood.

Cons: Expensive, not suitable for wet areas, requires acclimatisation before installation, needs professional fitting.

Vitrified tiles

Vitrified tiles are a staple of Indian construction. They are fired at very high temperatures, resulting in a dense, non-porous surface that is genuinely waterproof and extremely hard-wearing. The large-format tiles (800×800mm or bigger) that are now standard give rooms a clean, open feel.

In Kolkata, vitrified tiles make obvious sense for kitchens, bathrooms, balconies and ground-floor areas. They handle monsoon flooding without any damage. They're also the easiest surface to keep clean in a city with this much dust and humidity.

The drawback is feel. Vitrified tiles are cold underfoot in winter and hard on the legs if you stand on them for hours. They also get slippery when wet unless you choose a matt or anti-skid finish.

Pros: Fully waterproof, extremely durable, easy to clean, wide design range, cost-effective.

Cons: Hard and cold underfoot, slippery if gloss finish, grout lines can stain over time.

Price range: ₹40–₹150 per sq ft (tiles only, excluding adhesive and grouting).


Luxury vinyl plank (LVP)

LVP is the softer cousin of SPC. Both are vinyl-based, but LVP has a flexible core rather than a rigid stone composite one. This makes it more comfortable underfoot and quieter when you walk on it, but slightly less resistant to heavy furniture loads over time.

LVP is a good middle ground when you want waterproof flooring with a warmer feel than SPC or tiles. It installs quickly, cuts easily, and requires no subfloor prep beyond making sure the surface is clean and level.

Pros: Waterproof, softer underfoot than SPC, easy to install, good visual range.

Cons: Less rigid than SPC under heavy loads, thinner options (2–3mm) can telegraph subfloor imperfections.

Price range: ₹45–₹95 per sq ft.

Kolkata's climate and your floor

This is the part most guides skip, and it's the part that causes the most regret.

Kolkata sits in a subtropical humid climate zone. Summer temperatures reach 38–42°C. Monsoon humidity is brutal and persistent from June through September. Then there's a relatively cool, dry winter from November to February. And most urban homes now run air conditioning for six or more months a year.

What this means for flooring:

Moisture is the primary enemy. Ground-floor and basement spaces deal with rising damp. Bathrooms, kitchens and balconies face direct water. Even living rooms in older buildings see humidity-driven swelling in materials not designed for it.

Temperature swings cause expansion and contraction. When you cool a room from 38°C down to 24°C with AC, flooring materials expand and contract. Natural wood moves the most. Rigid vinyl (SPC) moves the least. This is why SPC and vitrified tiles are so popular in Kolkata despite being less "premium" in feel.

What fails in Kolkata: solid hardwood on ground floors; laminate in kitchens or bathrooms; thin vinyl (below 4mm) laid over uneven substrates; laminate without proper perimeter expansion gaps; any material installed in a room with recurring water ingress.

5 things to check before you buy

  1. Thickness. For SPC, aim for at least 5mm total (with a 1mm attached underlay being ideal). For laminate, 8mm is minimum — 12mm is better. Thinner options feel hollow and show subfloor bumps.

  2. Warranty humidity clauses. Read the warranty carefully. Many laminate warranties are void if the room humidity exceeds 65%. In Kolkata, that's most of the year without continuous AC. SPC and LVP warranties typically have no humidity exclusions.

  3. Subfloor preparation. No flooring product performs well over a bad subfloor. If your base has cracks, undulations above 3mm per metre, or rising damp, that needs fixing before the flooring goes down. Skipping this step is the single biggest cause of post-installation complaints.

  4. Underlayment. Some products come with underlayment pre-attached. If not, factor in the cost and type. Foam underlayment adds comfort and reduces sound transmission between floors, which matters in Kolkata apartment buildings where neighbours are sensitive to walking noise.
